Leak Investigation — Wiri
Targeted repairs and diagnostic investigation on a commercial property. Custom flashing, penetration sealing, and selective opening to trace water ingress.
Leaks in two areas, different causes
The property had been dealing with water ingress at two separate locations. One area had visible defects that could be repaired directly. The second area had leaks where the source wasn't obvious from the surface — finding where required opening things up.
Area 1 — Known Defects
Excess sealant at the northeast section indicating previous patch-up attempts. Failed rivets and inadequate flashing at the roof edge.
Area 2 — Unknown Source
Water was getting into the building but the entry path was concealed within the roof structure. Surface inspection alone couldn't identify the fault.
Two-part approach: repair what's visible, investigate what isn't
Area 1 — Localised Repairs
Removed excess sealant from previous repairs and installed a custom-fabricated flashing at the northeast section. Resealed and treated identified rivet penetrations. Work completed and weathertight on completion.
Area 2 — Diagnostic Investigation
Opened up the roof structure to trace water entry pathways. Documented findings including any concealed defects, and provided the client with a clear report and recommendations for further remedial work.
Work on Site
Area 1 fixed. Area 2 understood.
The known defects were repaired and the affected area made weathertight. For the second leak area, the investigation gave the client something they didn't have before — a clear picture of what was happening inside the roof structure, documented with photographs and recommendations.
