Targeted leak repairs — fastener replacement, underlay trimming, and cladding adjustment on a metal standing-seam roof.
Small defects, recurring leaks
The property had been dealing with persistent water ingress at their East Tāmaki facility. Our inspection identified three issues: incorrectly fitted fixings creating water entry points, excess roofing underlay extending into the gutter and trapping moisture against the roof edge, and cladding turn-downs not directing water cleanly into the drainage system.
Failed Fixings
Poorly fitted and degraded screws and rivets had created multiple water entry points across the roof cladding. Each one small — together, a persistent problem.
Gutter Underlay Intrusion
Excess roofing underlay extended into the gutter line, trapping moisture against the roof edge and preventing clean water discharge into the drainage system.
Cladding Turn-downs
Roof cladding at the eaves wasn't directing water cleanly into the gutter — water was tracking back under the sheeting rather than shedding forward.
Targeted fixes
The scope was narrow and priced accordingly.
Fastener Replacement
Resealed and replaced failing fixings and rivets across the roof. Each new fastener installed with neoprene washers for a durable weathertight seal at every penetration point.
Underlay Trimming
Removed excess roofing underlay that had been left protruding into the gutter, eliminating the trapped moisture that was contributing to ongoing leaks at the roof edge.
Cladding Adjustment
Adjusted roof cladding turn-downs at the eaves to ensure water sheds cleanly into the gutter rather than tracking back under the sheeting. Simple geometry — significant improvement.
Work on Site
Leaks stopped. Roof unchanged. Invoice fair.
